SingLand to Transform Marina Square into Singapore’s First Hyper-Mixed Development

Singapore Land Group Limited (SingLand) announced on Sep, 1 2026 that it will undertake a partial redevelopment of the 9.2-hectare Marina Square complex, positioning the site as Singapore’s first hyper-mixed landmark destination.

The project will add three new towers to the precinct and reconfigure the existing four-storey Marina Square Shopping Mall into a central hub connecting urban living, hospitality, workplaces, retail, sports, wellness and cultural spaces.

Under the Urban Redevelopment Authority’s Strategic Development Incentive scheme, the site’s gross floor area will rise to about 362,493 sqm, excluding bonus space for balconies and indoor recreation areas.

Key components include a 49-storey residential tower with 204 luxury apartments, a 304-key hotel, a 260-key serviced apartment block and roughly 13,000 sqm of premium Grade A office space. Enhanced public amenities feature a 6,500 sqm park above Stamford Canal, more than 4,000 sqm of privately-owned public space linked to the upcoming NS Square, and new sheltered walkways connecting adjacent landmarks.

The existing Pan Pacific Singapore, PARKROYAL COLLECTION Marina Bay, Singapore and Mandarin Oriental, Singapore hotels will remain operational during construction. Marina Square Shopping Mall will close on Mar, 31 2027 to facilitate works. Project completion is targeted for 2031.
