The public REIT market continues its expansion. On September 4, the Yinhua Guangdong Yuehai Water Conservancy Closed-End Infrastructure Securities Investment Fund was officially approved. This marks the arrival of the nation's first hydropower-generating water infrastructure REIT, following the country's inaugural water infrastructure REIT, with Yinhua Fund bringing this latest innovation to market.
Since the listing of the first batch of REITs in 2021, the market has evolved from a "pilot success" to a "mature marketplace." The scope of underlying assets has consistently broadened—data centers, heating pipelines, water infrastructure, and commercial properties—with each new "first-of-its-kind" pushing the boundaries of asset categories. The newly approved Yinhua Guangdong Yuehai Water Conservancy REIT is both the country's first hydropower-generating water REIT and its first provincial-level water REIT project. The original rights holder is Guangdong Yuehai Feilaixia Hydropower Co., Ltd., whose indirect controlling shareholder is Guangdong Yuehai Holdings Group Co., Ltd. The underlying assets are the Feilaixia project in Qingyuan City and the Chaozhou project in Chaozhou City, Guangdong Province, primarily generating revenue from hydropower sales.
Prior to this, Yinhua Fund had built substantial expertise in water infrastructure REITs. On November 8, 2024, the first water REIT, Yinhua Shaoxing Original Water REIT, was listed on the Shenzhen Stock Exchange. Its original rights holders were Shaoxing Original Water Group Co., Ltd., Shaoxing Keqiao Water Group Co., Ltd., and Shaoxing Shangyu District Water Investment & Construction Co., Ltd., with the Tangpu Reservoir in Shaoxing serving as the underlying asset and water supply revenue as its primary income stream. To date, Yinhua Shaoxing Original Water REIT has distributed dividends four times since listing, with payouts per 10 income units of RMB 1.4500, RMB 0.4500, RMB 0.7670, and RMB 0.5000, delivering sustainable returns to holders.
Currently, the public REIT market operates under a mature framework characterized by "infrastructure plus commercial real estate" dual drivers, "initial offerings plus follow-on expansions" running in parallel, and synchronized momentum on both the asset and capital sides. Industry analysts note that continuous asset-side growth, paired with a wave of innovative capital-side tools, along with coordinated advancements in institutional refinements and product innovation, signals that China's public REIT market is entering a new phase of quality enhancement and scale expansion.
By revitalizing existing water infrastructure, water REITs address construction funding needs while broadening long-term financing channels. Investors may consider the newly approved Yinhua Guangdong Yuehai Water Conservancy REIT as a means to tap into the long-term opportunities presented by the evolving public REIT landscape.

Investing involves risk; proceed with caution. A publicly offered securities investment fund is a long-term investment tool designed primarily for diversification to mitigate risks associated with single securities. Unlike bank deposits offering fixed returns, a fund investment may yield gains or incur losses based on performance. Before making any investment decision, carefully review the fund contract, prospectus, product summary, and the full risk disclosure, fully understanding the fund's risk-return profile and characteristics. Evaluate all risk factors, including your own investment objectives, time horizon, experience, and financial situation, to assess your risk tolerance, and make informed, prudent decisions with the benefit of a suitability assessment. The views expressed herein reflect the fund company's perspective at the time of writing and may be adjusted; third-party reports or materials referenced represent those parties' views and not the fund's position, with no express or implied warranty as to accuracy or completeness by the fund company.
Yinhua Fund Management Co., Ltd. hereby issues the following risk warnings in accordance with applicable laws and regulations. First, funds are categorized into various types—equity, balanced, bond, money market, fund-of-funds, and commodity—each offering different return expectations and risk levels; generally, higher expected returns entail greater risk. Second, funds face multiple operational risks including market risk, management risk, technological risk, and compliance risk. A substantial redemption risk, unique to open-end funds, may arise when net redemption requests on a single day exceed a certain proportion of total fund units (10% for open-end funds, 20% for periodic open funds, excluding special products specified by the CSRC), potentially delaying full or partial redemption proceeds. Third, understand the difference between regular fixed-amount investment plans and savings accounts; such plans facilitate long-term investing and averaging costs but do not eliminate inherent fund risks, guarantee returns, or serve as a substitute for savings. Fourth, special risk warnings for the Yinhua Guangdong Yuehai Water Conservancy Closed-End Infrastructure Securities Investment Fund: As a real estate fund, it carries different risk-return attributes compared to equity or bond funds, classified as medium-to-high risk; specific ratings are provided by the fund manager and sales institutions. Most fund assets are invested in real estate projects with equity-like characteristics, subject to economic and operational factors that may affect market values and cash flows, potentially causing price fluctuations or losses from extreme events such as earthquakes or typhoons. Investments in fixed-income assets beyond real estate may face credit, interest rate, yield curve, spread, supply-demand, and purchasing power risks. As a closed-end fund, it does not support subscription or redemption, trading only on the secondary market, posing liquidity risk. Additional fund-related and real estate-related risks are detailed in the prospectus. Fifth, the fund manager commits to managing fund assets with integrity and diligence but does not guarantee profitability or minimum returns. Past performance does not predict future results; the performance of other funds under the manager does not constitute a guarantee of this fund's performance. Yinhua Fund Management Co., Ltd. reminds investors of the "buyer beware" principle—risks arising from fund operations and NAV changes post-investment rest with the investor. No guarantees are made by the fund manager, custodian, sales institutions, or related parties. Sixth, the Yinhua Guangdong Yuehai Water Conservancy Closed-End Infrastructure Securities Investment Fund has been established and offered by Yinhua Fund in accordance with laws and regulations and registered with the China Securities Regulatory Commission (CSRC). The fund contract, prospectus, and product summary are publicly disclosed via the CSRC's electronic disclosure website and the fund manager's website. CSRC registration does not imply a substantive judgment or guarantee of investment value, market prospects, or returns, nor does it indicate an absence of risk. This product is issued and managed by Yinhua Fund; distribution institutions bear no responsibility for product investment, payment, or risk management.
